Booking a Shortlet During Holidays in Nigeria: What to Expect and How to Budget for Peak Season

Shortlet prices and booking conditions can change during busy holiday periods, especially around Christmas and New Year in Lagos, because more people want a limited number of good apartments. Budget for the total stay, not the nightly rate: nights, any disclosed charges, a refundable caution fee you must have available, transport, food and a buffer. Compare options for your exact dates, keep your dates flexible if you can, and book once your plans are firm.

You looked at an apartment in October. The price was fair, so you told yourself you'd book it closer to travel. Then you open the same listing for late December and the picture has changed: a higher rate, a longer minimum stay, or dates that are simply gone.

That moment catches a lot of guests off guard, particularly Nigerians in the diaspora planning a family visit home. The good news is that holiday pricing is predictable enough to plan for. This guide explains when prices tend to move, why, how to build a realistic budget, and how to avoid overspending.

When to expect higher shortlet prices

Not every holiday affects every city. Demand is local and can also be driven by one big event. These are the periods worth checking:

Period Why people book
Christmas and New Year Family reunions, diaspora visits, concerts, parties and holidays
Easter Family trips, religious activities and leisure travel
Eid celebrations Family visits, reunions and holiday breaks
School holidays Family vacations and trips with children
Public holiday long weekends Short getaways and staycations
Major events and festivals Concerts, weddings, conferences and other events

Think of this as a list of dates to check, not a promise that prices jump on every one of them. The most visible pattern, and the one with the clearest reporting, is December in Lagos.

What December in Lagos has looked like

In September 2025, Nairametrics reported that some Lagos operators were setting December rates well above their usual prices, in some cases by as much as 50%. Apartments in Lekki, Victoria Island, Ikoyi and Ikeja GRA that normally cost ₦120,000 to ₦200,000 a night were expected to move to roughly ₦180,000 to ₦300,000 for the festive period, according to the report. One guest was quoted ₦170,000 a night for a one-bedroom in Victoria Island in mid-September, then a December rate of ₦250,000 days later, which came down to ₦220,000 after negotiation. The report also described an operator requiring a 14-night minimum for December and noted that full advance payment is often needed to hold a December reservation.

Please read those as individual reported experiences from one market at one time, not a nationwide rule or a Dwelns price. Rates differ by area, apartment, host and date, so use them as a reason to plan, not as a forecast. For a wider look at what Lagos shortlets typically cost, see our Lagos shortlet prices guide.

Why holiday prices can rise

Several things tend to happen at once:

  • More people looking at the same time. Many travellers want the same dates.
  • Limited supply of good apartments. The well-located, well-equipped ones go first.
  • Popular areas fill up. Demand concentrates near events and well-known neighbourhoods.
  • Longer visits. Diaspora guests often stay for weeks, which can tighten availability.
  • Higher operating costs for some hosts. Generator fuel and maintenance can weigh more in busy periods.
  • Changed booking conditions. Some hosts set longer minimum stays for peak dates.

Explaining why prices move isn't the same as saying every increase is fair. That's why comparing is your best protection.

How to budget for a holiday shortlet

The most common mistake is comparing nightly rates. What matters is the total you will actually pay and the cash you need to have ready. Here is a simple way to build your budget:

  1. Accommodation: nightly rate × number of nights, for your exact dates
  2. Disclosed booking charges, where they apply
  3. Refundable caution fee, where one applies (see below)
  4. Transport: airport transfers, trips to events, restaurants and family
  5. Food and groceries: a kitchen can reduce this, depending on the apartment
  6. Events and entertainment: tickets, outings, gifts
  7. A buffer: a spare night or two in case flights or plans move

A worked example (hypothetical)

This is an illustration only. It is not a Dwelns listing or a market average.

  Regular rate Holiday rate
Nightly rate ₦120,000 ₦160,000
4 nights ₦480,000 ₦640,000
Difference   ₦160,000

The gap looks like ₦40,000 a night, but it becomes ₦160,000 across four nights. Add a longer minimum stay and the difference grows again, which is why you should calculate the total before falling for a nightly price.

A caution fee is not the same as spending

Some hosts ask for a refundable caution fee. If one applies, you still need the money available at booking, but you shouldn't count it as spent. Budget for it as cash tied up, and check when it is returned and under what conditions. At the time of writing, some Lekki listings on Dwelns show a ₦100,000 caution fee in their details, while others show none, so read each listing.

7 ways to save when booking in peak season

  1. Start comparing early. Once your dates are reasonably certain, begin looking. Waiting for a last-minute bargain in a busy period is a gamble.
  2. Keep your dates flexible. Compare the cost of arriving a day earlier or leaving a day later, and avoid the single most expensive night if you can.
  3. Compare neighbourhoods. A place outside the busiest district may cost less, but add the extra transport cost before deciding.
  4. Share a bigger apartment. For groups, a two- or three-bedroom place can come out cheaper per person than separate rooms. Work out the total both ways.
  5. Compare full costs, not nightly rates. Include the minimum stay, any extra charges and the caution fee.
  6. Pay for what you'll use. Choose the amenities you need, not the longest feature list.
  7. Ask about longer-stay rates. Longer stays are usually cheaper per night, and many hosts set weekly or monthly rates, depending on the listing. Don't assume it, ask.

Why booking earlier can give you more options

Booking early doesn't guarantee the lowest price, and no one can promise that. What it does give you is choice. More apartments are available, so you can compare sizes, locations and amenities calmly instead of taking what is left. Early booking also gives you time to ask the host questions about power, access and house rules, rather than rushing a payment.

What to check before confirming a holiday booking

For the general checks (verified host, paying on-platform, cancellation terms and check-in), read our guide to booking a shortlet in Nigeria with confidence. Here we focus on what's different in peak season:

  • Is the quoted price valid for my exact dates, including Christmas and New Year nights?
  • Is there a minimum number of nights?
  • Does the rate change on specific dates?
  • Is the apartment free for my entire stay, not just part of it?
  • Are there special check-in or check-out arrangements on public holidays?
  • Are all additional charges disclosed, including any generator or fuel arrangements?
  • Which cancellation policy applies, and what are its deadlines?

On that last point, each host chooses a Flexible, Moderate or Strict policy, shown before you pay. Holiday plans change, so read it carefully on the cancellation and refund policy page.

Please don't assume uninterrupted grid power over the holidays. Ask which backup (generator, inverter or solar) the apartment uses, for how many hours, and who covers fuel.

Frequently asked questions

Why are shortlets more expensive during holidays in Nigeria?

Because more people want the same limited apartments at the same time, and some hosts also adjust rates, minimum stays and conditions for peak dates. The effect varies by city, area and host, and it is strongest around major periods like December in Lagos.

When is the best time to book a shortlet for December?

As soon as your dates are reasonably firm. Early booking can't promise a lower price, but it gives you more apartments to choose from and time to ask questions before paying.

Do shortlet prices increase during Easter and Eid?

They can, particularly in destinations that attract family visits and events, but it isn't guaranteed for every city or listing. Check the exact price for your dates rather than assuming.

How much should I budget for a holiday shortlet?

Add up nights × the rate for your dates, any disclosed charges, transport, food, events and a buffer, and keep a refundable caution fee available as cash. Use your own quote rather than a general percentage.

Is it cheaper to book a shortlet early?

Not always, so don't count on it. The clearer benefit of booking early is availability and time to compare. Check each listing's rate for your dates and the cancellation policy before you commit.

Is a caution fee part of the price?

No. A caution fee is a refundable deposit some hosts require to cover possible damage. You need the money available, but it isn't a cost if the stay goes well. Check when it's returned and the conditions.

How can I find affordable accommodation during peak season?

Keep your dates flexible, compare neighbourhoods and total costs, consider sharing a larger apartment, ask about longer-stay rates and book once your plans are firm.

Final thoughts

Holiday pricing is easier to handle when you plan for it. Know your dates, calculate the whole stay, keep a little buffer and compare options before you commit. You'll spend less time reacting to quotes and more time with the people you're travelling to see.
